Outside of the plot/site plans, which were your typical plans for an addition, nothing special, we had an issue when it came to our initial inspection due to incorrect details on our plans. Apparently, Mr. Solano missed a very minute issue when completing them. When brought to his attention, which would actually be an easy fix, he became defensive and refused to acknowledge the error and simply passed blame to every one else, including my contractor and myself. My contractor did reach out to him and made him aware of the problem and was told he would fix, which never happened. Instead of finding ways to help, the lack of professionalism by shifting blame to everyone else and not accepting responsibility and working with us to fix a small issue definitely left a bad taste for us.

Save your money and go somewhere else. I estimate custom plans and support clients with many architetcts and residential designers. This was one of the worst set of plans I have seen. This firm definetly does not know what they are doing. I did try to call to ask for a credit for a mutual client based on the poor design and was continually sent to voicemail. I did leave a message and ask for credit but was ignored. Here is a list of plan inconsistencies or incompetance. I barely scratched the surface and only spent a few minutes reviewing this firms plans before becoming frustrated. Ceiling heights were incorrect. One page showed a 10' ceiling height in the garage, another showed an 11' ceiling height, and a third plan page showed a 14' ceiling height. There was not an understanding of building waterfront homes and the engineering was overkill pricing clients out of building a home. Too many piles, too much concrete, and break away walls when they were not needed. All floor systems were not designed properly to help with high winds. Wind zones, window pressures, and flood zone was missing from the plans. Usning vinyl siding on a water front home of this caliber shows this is most likely your first time doing this. Garage doors are 7' in height with tall ceilings and 8' doors. Second floor exterior walls were 2x4 lumber not 2x6. This is funny. Fluorescent lighting on the plan. Today we use LED 15 years ago we used fluorescent. I can keep going and barely started on this plan. Call your client and you know who this is and give them thier money back and I will remove this post.
